More homes came up for sale in Flagstaff even as deals stayed steady

The one fact that changes what you should do right now: more homes came to market, but buyers did not disappear. The Real Estate Data Aggregator counted 471 homes for sale across Flagstaff ZIP codes 86001, 86004 and 86005 in the three months ending July 31, 2026. That is up 4.4% from the same period a year before. More choices for buyers means sharper pricing matters more for sellers.

Realtor.com reported that active listings rose 6.3% nationally, the fastest pace in at least six months. Flagstaff's 4.4% rise is a little below that national pace. Buyers here had more room to compare, but not a flood of options.

Pending sales across Flagstaff slipped just 0.8%, according to the Real Estate Data Aggregator. So demand held up. The market did not stall. It just became a little more balanced.

What rates are doing to buyers right now

Rates matter here. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60% the same day. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. Higher rates make monthly payments bigger, which slows some buyers down.

CNBC reported the average 30-year conforming rate reached 7.30% last week. The Mortgage Bankers Association index showed weekly mortgage demand dropped 6%. Buyers are watching their budgets closely right now.

How each ZIP code moved

The three ZIP codes tell three different stories. Here is what the Real Estate Data Aggregator counted for each one.

ZIP 86001: prices dipped, but homes moved faster

The Real Estate Data Aggregator put the median sale price in 86001 at $702,750 for the three months ending July 31, 2026. That is down 4.9% from a year before. Prices eased a little. But the median days on market fell to 30, which is 21 days shorter than the same period last year. Homes that were priced right moved quickly.

The share of homes that went under contract within two weeks of listing jumped to 40.6% in 86001. That is up 15.2 points from a year ago, according to the Real Estate Data Aggregator. Nearly 16 in 100 homes sold above list price, up 2.4 points.

ZIP 86004: the steadiest of the three

ZIP 86004 was the only Flagstaff ZIP where the median sale price rose. The Real Estate Data Aggregator put it at $689,000, up 1.7% from a year ago. The Real Estate Data Aggregator counted 138 homes sold, down just 0.7%. Pending sales rose 3.4%.

Inventory in 86004 grew more than the others. The Real Estate Data Aggregator counted 195 homes for sale, up 7.7%. New listings rose 7.8% to 194. Buyers had the most room to compare here. Months of supply edged up 0.3 months to 4.3 months.

Even so, the median days on market in 86004 was just 26, which is 10 days shorter than last year. Homes still moved. Sellers just needed to price with care.

ZIP 86005: more sales, higher list-price closings

The Real Estate Data Aggregator counted 105 homes sold in 86005, up 12.9% from a year ago. That is the biggest sales gain of any Flagstaff ZIP. The median sale price was $779,500, the highest of the three ZIPs. It dipped 5.7% from a year before.

Nearly 25 in 100 homes in 86005 sold above list price. The Real Estate Data Aggregator put that share at 24.8%, up 5.4 points from last year. The sale-to-list ratio was 99.1%, up 1.1 points. Well-prepared homes drew real offers.

What this means for sellers

More listings means buyers have options. Realtor.com reported that 21% of U.S. home sellers dropped their asking price during the four weeks ending September 20, 2026. That is a real signal. Overpricing is riskier now than it was a year ago.

The good news: demand in Flagstaff held up. The Real Estate Data Aggregator counted 331 homes sold across the three ZIP codes, up 3.1% from a year ago. Homes that were priced well and showed well still sold, and many sold fast.

What this means for buyers

More inventory is a real shift. The Real Estate Data Aggregator counted 478 new listings across Flagstaff, up 4.8%. That is more to look at. But rates are higher now. Freddie Mac put the 30-year rate at 7.28% as of October 1, 2026. Budget carefully before you set a number.

Months of supply ranged from 4.1 months in 86005 to 4.7 months in 86001, per the Real Estate Data Aggregator. That is a balanced-to-slightly-buyer-friendly range. You have a little more time to compare, but the best-priced homes still moved in under two weeks.
