The Real Estate Data Aggregator counted 476 homes for sale across Flagstaff in the three months ending August 31, 2026. That is up 8.9% from a year ago. More choices mean buyers can compare homes and terms before they decide. For sellers, that means pricing and preparation matter more than they did last year.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the highest it has been in 35 months, according to Realtor.com. Rates that high slow some buyers down. Even so, the Real Estate Data Aggregator shows 347 pending sales across Flagstaff in that same period.

What rates are doing to the picture

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted that is the highest rate in 35 months. A year ago, Realtor.com reported the rate was 6.30%. That 110-basis-point jump adds real cost to a monthly payment. Some buyers are pausing. That is part of why pending sales across Flagstaff are down 6.7% from a year ago.

Even with rates climbing, homes are still selling. The Real Estate Data Aggregator shows 334 closed sales across Flagstaff in the three months ending August 31, 2026. The market is slower in spots, but it is not stopped.

In short
  1. More Flagstaff homes are for sale than a year ago.
  2. Rates are higher.
  3. Buyers have more choices, so sellers need to price carefully.
  4. Homes that are priced right are still going under contract fast, and some are drawing offers above list.
