More homes are sitting on the market in Flagstaff right now. That is the number that changes what you should do next, whether you are selling or buying.

The Real Estate Data Aggregator counted 476 homes for sale across ZIP codes 86001, 86004 and 86005 in the three months ending August 31, 2026. That is up 8.9% from the same months of 2025. Realtor.com put the national rise at 6.8%, so Flagstaff is adding supply a little faster than the country as a whole.

Here is the steadying fact: sales barely moved. The Real Estate Data Aggregator counted 334 homes sold across the same three ZIP codes in that period. That is down just 0.9% from a year before. More choices for buyers, but not a market in freefall.

Rates are adding pressure on the buyer side. Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a heavy number for monthly budgets.

Nationally, the picture is sharper still. A report from Redfin dated October 14, 2026 estimated 1,510,784 sellers in the U.S. market in September, the most since March 2020. Buyers came in at 928,892, the lowest since 2013. Flagstaff is not alone in feeling that gap.

How each ZIP code reads

The three ZIP codes tell different stories. That matters if you are trying to set a price or pick a neighborhood.

ZIP 86004 moved the most homes, 130 sold, and its median days on market was just 27, down 13 days from a year before, per the Real Estate Data Aggregator. That is the quickest of the three.

ZIP 86005 had the highest median sale price at $832,700, but that number slipped 9.5% from a year ago, the Real Estate Data Aggregator shows. Not every number points the same way.

ZIP 86001 prices edged up 2.1% to $709,500. Homes went under contract within two weeks 40.5% of the time, up 9.8 points from a year before, according to the Real Estate Data Aggregator. Well-priced homes there are still moving quickly.

What the numbers mean in plain terms

Months of supply in 86001 and 86004 each sat at 4.6 months, the Real Estate Data Aggregator found. That is up 0.7 months from a year before in both. ZIP 86005 came in at 3.9 months, down 0.3 months. A balanced market is often described as around 5 to 6 months, so Flagstaff is still leaning toward sellers, just less so than before.

Sale-to-list ratios held close to 98% across all three ZIPs, the Real Estate Data Aggregator shows. Sellers are not giving homes away. But the days of most homes going above list are fading a little. In 86001, only 15.5% of homes sold above list, down 1.3 points from a year before.

New listings across all three ZIP codes totaled 428 in the period, up 6.5% from a year ago, per the Real Estate Data Aggregator. More sellers are entering. That is the competition homeowners need to price against.

In short
  1. Flagstaff inventory rose 8.9% in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Sales slipped just 0.9%.
  3. Prices are up slightly in two of three ZIP codes.
  4. Homes are selling in fewer days than a year ago in 86001 and 86004. The market is not broken.
  5. It is just more balanced than it was, and pricing to the current supply level matters more than it did a year ago.

One more thing worth knowing. Realtor.com reported the U.S. median days on market was 61 days for the week ending October 10, 2026. Flagstaff's fastest ZIP, 86004, came in at 27 days. Well-priced Flagstaff homes are still moving faster than the national pace.

These numbers cover three ZIP codes. One street can read very differently from the whole ZIP. A block with more inventory or fewer recent sales will shift your strategy.
