Real estate, Deal of the Week (Flagstaff)

The biggest shift in Flagstaff right now is this: more homes to choose from, but the good ones still move quickly. The Real Estate Data Aggregator counted 476 homes for sale across ZIPs 86001, 86004 and 86005 in the three months ending August 31, 2026. That is up 8.9% from the same months of 2025. Realtor.com reported a similar rise nationally, with homes for sale up 7.7% as of October 22, 2026. So the trend is real, and Flagstaff is keeping pace with it.

More supply does not mean buyers have slowed down. In ZIP 86001, the Real Estate Data Aggregator found that 40.5% of homes went under contract within two weeks of listing. That share rose 9.8 points from the same period in 2025. In ZIP 86004, 34% went under contract in two weeks, up 14.6 points. In ZIP 86005, it was 31.9%, up 8.8 points. Across all three ZIPs, buyers who find the right home are not waiting.

Prices: two ZIPs edged up, one dipped

The Real Estate Data Aggregator put the median sale price in ZIP 86001 at $709,500, up 2.1% from a year before. In ZIP 86004 it was $685,000, up 2.2%. ZIP 86005 came in at $832,700, which is down 9.5% from the same period in 2025. That dip in 86005 is worth noting. It does not mean the area is struggling. Mortgage rates are adding pressure for buyers

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. CNBC reported the same figure as of October 23, 2026. Realtor.com put its own average at 7.40% on October 22, 2026. Rates rose nearly 40 basis points over four weeks in September 2026, according to Realtor.com. That matters for buyers working out what they can afford. CNBC noted that the monthly payment on a median-priced home was roughly 33% of median family income in 2025.

What this means if you own a home in Flagstaff

More inventory gives buyers options. The Real Estate Data Aggregator counted 428 new listings across the three ZIPs in the three months ending August 31, 2026, up 6.5% from a year before. But 40.5% of homes in 86001 still went under contract in two weeks. That tells you the market rewards homes that are priced right and show well. Homes that are not priced well sit longer. The gap between a well-prepared home and a poorly prepared one is wider now than it was a year ago.

Pending sales across the three ZIPs combined fell 6.7% from a year before, the Real Estate Data Aggregator found. That is a small admission: not every home is finding a buyer quickly. In ZIP 86001 alone, pending sales fell 32.3%. In ZIP 86004, they rose 4.2%, and in ZIP 86005 they rose 8.7%. So the picture is mixed depending on which street you are on.

In short
  1. Flagstaff inventory rose 8.9% across the three ZIPs, matching a national rise of 7.7% reported by Realtor.com.
  2. Yet 40.5% of homes in 86001 went under contract within two weeks, up 9.8 points from 2025. Buyers have more to look at.
  3. Sellers who price and prepare well can still move fast.
  4. Those who do not will wait longer.
