Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 510 homes sold across Chandler in the three months ending August 31, 2026. That is up 6.3% from the same months in 2025. Buyers are closing deals even as choice gets tighter.

The Real Estate Data Aggregator also counted 522 homes for sale across Chandler in that same period. That is down 15.7% from a year before. Fewer choices, but deals are still getting done.

Price cuts are common in the metro, less so in the deals that close

Realtor.com reported that 29.0% of listings in the Phoenix-Mesa-Chandler metro had price cuts in September 2026. That is a real signal. But in Chandler, homes that did sell went for 97.7% to 98.3% of list price, depending on the ZIP code, according to the Real Estate Data Aggregator. Sellers are trimming prices to get to the table, but buyers are not walking away empty-handed.

Realtor.com also put the metro mortgage rate at 7.5% in September 2026. That is part of why some sellers are cutting. Buyers are doing the math carefully at that rate.

The wider picture: rates and national prices

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Chandler's price dips are local, not part of a national slide.

CNBC reported that a monthly payment on a median-priced home with a 30-year fixed mortgage took up roughly 33% of a median family's income in 2025. That was 26% in 2022. Buyers are stretching further than they were a few years ago. That explains why price matters so much right now in every Chandler ZIP.
