Chandler has fewer listings, even with mortgage rates at 7.5%
Here is the one fact that shifts everything: Chandler has fewer homes for sale, not more. Realtor.com put the Phoenix-Mesa-Chandler metro mortgage rate at 7.5% in September 2026. High rates usually push inventory up. They have not done that here. The Real Estate Data Aggregator counted 522 homes for sale across Chandler in the three months ending August 31, 2026. That is down 15.7% from the same months of 2025. For owners, that means pricing and prep still matter. Supply is not bailing you out.
Sales are actually up, even with fewer choices
More homes sold, not fewer. The Real Estate Data Aggregator counted 510 homes sold across the three Chandler ZIP codes in the three months ending August 31, 2026. That is up 6.3% from the same period a year before. Pending sales came in at 496, down 4.6% year over year, so the pipeline is a little softer. But closed sales held up. Buyers are still moving when the right home appears.
Each ZIP tells a different story
The three Chandler ZIP codes moved in different directions. That matters if you are deciding where to buy or how to price a home. The Real Estate Data Aggregator tracked all three for the three months ending August 31, 2026.
| 85248 | 85249 | 85286 | |
|---|---|---|---|
| Median sale price | $530,000 | $675,000 | $580,000 |
| Price change, year over year | down 3.4% | down 0.7% | down 6.5% |
| Homes for sale | 210 | 208 | 104 |
| Inventory change, year over year | down 17.3% | down 1% | down 32.9% |
| Median days on market | 73 | 59 | 52 |
| Sale-to-list ratio | 97.7% | 98.1% | 98.3% |
85286 saw the sharpest inventory drop
The Real Estate Data Aggregator counted only 104 homes for sale in 85286 in the three months ending August 31, 2026. That is down 32.9% from a year before. New listings there fell 21% in the same period. Months of supply dropped to 2.5, down 1.5 months year over year. Homes sold at 98.3% of list price on average. And 12.4% of homes sold above list, up 7.4 points from a year ago. Prices dipped 6.5% year over year, so buyers did get a little relief on price. But the shelf is thin.
85248 sold more homes, but prices slipped
The Real Estate Data Aggregator counted 215 homes sold in 85248 in the three months ending August 31, 2026, up 22.2% from a year before. That is the strongest sales gain of the three ZIP codes. But the median sale price fell to $530,000, down 3.4% year over year. Homes took a median of 73 days to sell, though that was 12 days shorter than the same period last year. Months of supply dropped to 3, down 1.4 months. Nearly 27.1% of homes went under contract within two weeks of listing, up 2.6 points.
85249 held price best, but sales slowed
The Real Estate Data Aggregator put the median sale price in 85249 at $675,000 for the three months ending August 31, 2026. That was down only 0.7% year over year, the smallest price dip of the three ZIP codes. But homes sold fell 10.3% and pending sales dropped 15%. Median days on market was 59, two days longer than a year before. Months of supply edged up to 3.8, a 0.3-month increase. The market there is a little slower, not broken.
What the national picture adds
Chandler is not alone in feeling rate pressure. Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026. The Federal Housing Finance Agency said U.S. house prices rose 2.4% from August 2025 to August 2026, and 0.3% from July to August 2026 on a seasonally adjusted basis. Chandler's price dips are modest by comparison. The metro median home price was $475,000 in September 2026, according to Realtor.com.
- Chandler inventory fell 15.7% year over year to 522 homes, even with a 7.5% mortgage rate in the metro.
- Sales rose 6.3% across the three ZIP codes.
- Prices dipped in all three, most in 85286 (down 6.5%) and least in 85249 (down 0.7%).
- 85286 has the tightest shelf and the fastest sales.
- Prep and pricing still matter because supply is not building fast enough to give buyers easy leverage.
